good post...you realy point out some good reasons why buyers need to hire you first Jeff. Thanks for writing.
We service a small area, not wall to wall agents and 95% of our sales are list them, seller them, both sides. In theory having a buyer agent can sound like a purchaser could not make a move without one. But our buyers are savvy and by the time another agent calls in the eleventh hour, it's too late, where have you been? And the buyer knows everything about the property from maps, videos, images, details so decides why other than don't tell them what I would really pay do I need on on the $20,000 house? Don't need staging either and pie is so small on the profit that it's pretty simple real estate selling. Not all those chairs needed at the closing. Just got back from a closing on a river recreational cabin. One broker me, one attorney, one banker. Four players.

Andrew, sounds like your market is very different up there in Maine. There aren't more than half a dozen $20,000 homes around here. Are you saying you don't charge the seller any commission if you bring a buyer to them as a listing agent? If so it sounds like a great deal.
Here in PA, the commission is what it is whether a buyer agent is involved or not (there are exceptions but not many). As a buyer you are doing yourself a disservice in that scenario by not having representation of your own.
Sound advice Jeff. I couldn't agree more. Buyer's should have someone representing their interests.
