South Windsor Market Report

 

Here we are in the midst of the spring market, and the South Windsor market showed a little sluggishness in March, but the activity picked up in April.  During March 2011, there were 8 closed sales and a median price of $237,250, compared to 13 closed sales and a median price of $232,000 in March 2010.

In April of 2011, there were 17 closed sales with a median price of $220,000, compared with 16 closed sales with a median price of $240,250 in April 2010.

One of the cautions that I need to point out is that one month's data isn't enough to make a trend, and it is more accurate to look at data over a longer period.  For example, it would appear that the median price really dropped in April 2011 ($220,000) from April 2010 ($240,250), but if we combine March and April and then compare them year to year, we would see that 2011 had 25 closed sales compared to 29 for the two months in 2010 and a median price of $235,000 in 2011 compared to a median price of $238,500 in 2010. All in all, we see a more stable market by looking at the bigger picture.
