The current real estate market in the Moncton area definitely favours buyers. Sure there are a lot of sellers testing the market. However there are also seller's who are highly motivated due to a transfer, change in marital status, or financial difficulties. When a first time buyer is represented by their own agent (Buyer's Agent) acting in single agency (not in the seller's best interest), the buyer can really take advantage of a motivated seller.

Good Morning Matt,  In this market you had better have a reason to sell your home.  It is a buyers market and the homes that are moving are normally below market price.  It is a great time to buy a home!
