I really don't understand it. As a Realtor I spend alot of my time just shaking my head. Why you ask?  When I go into homes with plenty of notice (days sometimes) the kitchen still looks like this .......

home selling advice,staging advice,Do you as a seller think that this is making a good first impression to that buyer? What possible excuse is there for a Kitchen that looks like this?

Is Your House Ready For Its Photo Shoot?

Family portraits.  There's nothing quite like them.  I haven't been in a family portrait for years, but I remember the stress Mom had on potrait day.  Making sure each of us was dressed in our best outfits. Things neatly pressed.  No one clashing with another.  Hair just so.  It was a production.  That was the production for the photo that was going to hang on the wall of our home and possibly go out in Christmas cards that year.  I can't imagine any of us showing up a shirt partially untucked, a smear of food on the side of our mouths, or hair out of place.  We put our best foot forward. 

When listing your home for sale, it's important to do the same thing.  Put its best foot forward.  Make sure the house is clean, drapes and blinds are open, kitchen sink is empty and that beds are made.  These photos are going to be the first impression your house makes on Buyers as they surf the Internet, looking for a place to call home.

What goes for inside photos goes double for outside photos.  The exterior shot is the first one Buyers see.  Did you mow the lawn?  Freshen up the mulch beds and pull the weeds?  Are the cars pulled out of the driveway?  Do you have any flowers to brighten up the area around the front door?  This is the money shot.  Put in some elbow grease and show the Buyers out there how beautiful and inviting your home is.

Lyn, there's no excuse that has anything to do with actually wanting to sell and move on.  Short notice might cut you some slack but a day in advance....no! Buyers don't like messy and/or dirty, in photos or in person :)

Glad that Chris mentioned moving the cars out of the driveway before taking the exterior shots.  When I took my real estate licensing course years ago, they actually suggested that we "park a nice car in the driveway for the MLS shot so that buyers would be impressed."  Even back then, I knew that was a terrible idea!

Diane: Yep, that was with notice I was coming. Buyer said, we can leave now.

Chris Ann: Great post so I added a fabulous picture on what not to do.

Gary:  Just kind of basic marketing.

Maureen: Cars in the drive is bad advice. The home should be the star of the pic not a Mercedes. The home is for sale not the car.  I agree.

Paula:  It's remarkable what we see, or what we shouldn't see.

Nice post Lyn, I think bad pictures are worse than no photos and the car in the drive is oh such a bad idea.  Hope you had a great Mothers Day.

I know some people who don't even see the clutter and dirt and when you try to bring it to their attention, they zone out.
