Interesting. What caught my eye was the statement "Rather than getting permission for each property, the Exclusive Right to Represent allows me to show you all properties that are listed by any broker."
This may not be a fact in some dual agency states.
That "Exclusive Right to Represent" doesn't make on an "Exclusive Buyer Broker".

Thank you for feedback and comment, In BC we are just starting with Exclusive rights to represent, so your caution is well noted, and would only apply with a written buyer agency agreement, it is so new, that we have yet to receive the formal paperwork to use for it.
