Open Houses- Do they really work? How do I make them work in MY Market?

The open house is one of those "tried and true" activities that every agent has been told to do. The challenge is that they are on weekends or evenings, cutting into family time and sometimes they can have little to no tangible results, in the short term.

Now, I know this is hard to believe, so brace yourselves! Sometimes, the reason that we don't see those results isn't the house or the weather. It's what's in between our ears!  

The wrong mindset and lack of preparation are the two biggest reasons that we observe causing open houses to be unsuccessful in terms of yielding more buyer leads and more listing leads.

When we tested our techniques with a Livonia Realtor and had them implement our Successful Open House Strategies, that are different and funner than what they did in the past, in a Move Up Home, they turned their weekend afternoon into a successful and fruitful lead generation session!

Further, we asked a Northville Real Estate Agent to do the same thing, in one of their Luxury Homes For Sale and they were shocked to see the exact same Successful Lead Generation results. Price and neighborhood had no impact on the success of these techniques.

Right now, these Top Producers are working on perfecting their Online Lead Follow Up System and we will keep you posted on that.

The first key to an open house is getting people through the door.  Advertising and promoting the open house online is key.  Personally inviting neighbors and prospects helps.

Brandon, my listing agent recently held an open house and had three people come by. One was prearranged.  I thought after seeing us there renovating the home we would get a nosy neighbor or two. Not a one. People may be too preoccupied. She did do street signs, Craig's list and multiple e-mails/phone calls. Oh well.

Craig, sorry to hear that. We had agents do open houses in five price points. $50,000. $100,000. $150,000. $250,000 and $500,000.

They all got pretty similar results, with the lower price points yielding a few more buyers coming in. I would be more than happy to notify your listing agent when my next open house class is and she can pop in and check it out.  Let me know how that sounds.

I'm sure you have a rocking agent who is really a great salesperson, so I don't want to take anything away from them. It's just that we all know the best can always get better. I mean, even the best pro athletes practice daily, try new techniques, plays, etc., right?
