NW Austin ~ Canyon Creek April 2011 Statistics

Canyon Creek is a NW Austin master planned community located off Hwy 620 almost halfway between Anderson Mill Rd. and Hwy 2222.  There are 1,300+ residential homes nestled in the rolling hill country.  The community features two parks, a junior Olympic sized pool, tennis courts and an exemplary elementary school in the RRISD.  The residents enjoy an enviable suburban lifestyle and benefit from its ideal location...close to Lake Travis, Lake Austin, major highways, employers, shopping, churches and 35 minutes from downtown Austin!

Comparing April 2010 and 2011 there was a decrease of 36% in the number of homes sold.  The sold price is down 4.30% but the actual price per/square foot is up 4.84%.  The number of days on market is down 69.90%!  The homes purchased this April are smaller in size (which usually equates to a higher price/SF.)  The inventory is now building and the number of homes going under contract has slowed down.  Stay tuned to see how the second quarter of 2011 moves with the economic news of the higher unemployment rate. 

As of May 1st there were 25 active listings and 8 homes under contract.  Not a stellar ratio but better than many communities and certainly better than many parts of the country.
