Sellers, Pay Attention To What Buyers Want In A Home.
You are putting your home on the market and you have decided on a price that is reasonable for today’s market. What next? For one thing; Sellers pay attention to what buyers want in a home.
First thing when your have your home listed be sure to have great pictures in the MLS. I have had several buyers tell me if there aren’t pictures they just move on to the next listing. They figure there are not pictures because the home must not be that great or in bad shape. Make sure the home is clean and ready for the photo shoot. Take most things off of the kitchen and bathroom counters and remove excess furniture so that the rooms don’t feel smaller. Remove personal items such as family photos. Have your Realtor take some shots of the home as the sun is setting for a more dramatic shot. Next, when showing the home you will want to keep the home like it was prepared for pictures. Yes, I know you don’t live this way. But if you do this, you won’t have to do this for very long! When you look inside your closets, cabinets, and pantry they should be neat also and they need to have some empty space. This will give a buyer the sense that the home has more storage space. If they are jammed full of “stuff” the buyers always seem to think there is not enough storage in the home!
Also, you don’t want to use a lot of “smelly stuff” to try to mask odors. Buyers will walk in and wonder what you are trying to cover up. You may want to burn some candles the night before or bake some cookies, but definitely don’t cook “smelly” food. If you are hungry for this type of food while marketing your home – eat out. Make sure the home is sparkling clean and it will smell clean.
These are just a few ideas to get you started. When there are a lot of homes to choose from, buyers tend to love the homes that show well, are neat and clean, and they don’t feel like there is much they have to do when time comes to move in! There are plenty of fix up properties for them to choose from and the price will have to be slashed lower if you want to be in this category.
