Nelson County VA Real Estate Market Report - April 2011

This Nelson County Va real estate market report examines the sale of single family detached homes in Nelson County during April 2011.

April 2010 average list price $375,912.
April 2011 average list price $421,844.

April 2010 average sale price $353,462.
April 2011 average sale price $396,737.

April 2010 median sold price $342,500.
April 2011 median sold price $315,450.

April 2010 %sold/list 94.02%.
April 2011 %sold/list 94.04%.

1/1/2010 - 4/30/2010 Nelson County homes sold - 42.
1/1/2011 - 4/30/2011 homes sold in Nelson County - 54.

As we can see home sales during the first quarter in the Nelson County real estate market are up over last year.  Although the average sale and list prices of Nelson County homes are up, the median sale price is still down and may be the more significent number to pay attention to as we look at over all home sale trends.  Also even though we have had a small increase in sold volume, we still have lots of inventory and remain in a strong buyers market.  We will need to see more of a pickup in home sales in order to buy down the inventory enough to return to a balanced market.
