Your "big" mistake was that you just happened to buy a home at the wrong time in history. You weren't a speculator. You just wanted to buy a home at fair market price at the time. Sure, hindsight is 20/20. But at the time, what were the experts saying?
Ben Bernanke, the Chairman of the Federal Reserve, in 2006 said that he saw no housing bubble in the future. Just a few isolated over-heated markets. Subprime loans were contained and wouldn't affect the rest of the market. That's from the guy who has more information about the economy than anyone else.
Were you a banker giving out exotic loans to just about everyone whether they were qualified or not? Loans that you knew could never be repaid. Loans based on the perpetual increase in home prices. This created a wave of buyers who bid up prices for everyone.
Were you a banker who stopped making these loans thus causing the bubble to burst? I didn't think so.
You got caught in the housing bubble and now you have to pick up the pieces and move on the best that you can.
A short sale is probably the best solution out there on many different levels. It is dignified because it empowers you to take charge and be the one who is responsible for getting your home sold at the highest possible value. You face your problem head on and you take charge.
Quit being a victim. Get mad as hell and allow that anger to motivate you to decide to take action. Don't run or hide from your problem. Ignoring the problem isn't going to make it go away. It'll only make it worse.
Get the help you need. Short sales require a special agent who has the knowledge, experience and also the empathy to really care about the family they are trying to help.
I will admit, I don't have the experience you need, yet. There really aren't that many agents I would trust to do a short sale if I were in that position. Many talk a good talk, but few really have what it takes. My mission is to be a matchmaker. It's a small role to play but it's really important. You probably only have one chance at doing a short sale. You want to make sure you have someone on your side who knows what they are doing.
