Home Buyer's Final Walk Through Video

When it comes to buying a home most contracts including the California Residential Purchase Agreement provides for a buyers final walk through called VERIFICATION OF CONDITION to verify the condition just prior to closing.

Earlier in the transaction home buyers normally have a contract provision that allows for a "buyers investigation" time period, meaning the appropriate time in the process for the third-party physical inspection among other things which is different than the final walk through taking place later.

It's important for consumers to know in the CA purchase agreement the final walk though is not a contingency of the agreement, especially since the buyers had the opportunity of due diligence of inspections earlier in the contract.

The purpose of the final walk though is to confirm the condition was the same as the time of the acceptance of the offer and to verify any of the requested repairs have been completed by the seller of the seller's professionals. Our contract also states the sellers are to provide receipts if the work/repairs were completed by someone other than the owner. If receipts, work orders and invoices have not been provided in advance, they're normally furnished to the buyers at the walk through. In the event work was completed by the owner has agreed to (in the CA purchase agreement) to provide a list of repairs done by the seller.

It's also a good time to double check on the transfer of utilities, lawn service, pool service, mail delivery, confirm trash day pick-up and anything else that could be helpful to the buyers. Oh and when possible I'll ask (my clients if I'm representing the sellers) whether or not they know if the next door neighbors might be avail after wards to meet the new homeowners.

Hi Lynda, You should have your great videos all combined , perhaps as online links but also on a CD that you can give to Buyers. You have set the standard on this type of instruction and what is sad is that the memebership at large hasn't seen these. Weather applicable in their market or not, these are the best instruction videos on the subject. No puffery just clear concise instruction. Well done!!

Lynda, good advice to get the word out to your clients about the final walk through.  With our new due diligence clause it's just a verification that the home is in the same condition (or better) than when the offer was made!  No damaged walls or scratched floors caused by the moving out.

Great video Lynda, I'm doing a final walkthough on Sat. for a house closing June 1.  It is vacant so my buyer's are meeting with some painters to get quotes.  It was also vacant when they bought it so hopefully there will be no surprises.

We did have to ask the listing agent when finalized the offer, to put a padlock on the gate.  There is a pool in the back yard and they were to open yesterday so we will check that also.

Who likes surprises a couple days before closing?? Not me.

Hi Jenny ~ Good thinkingabout that lock on the gate, especially with that pool. I've got a vacant now & we put a lock on the side gate to (hopefully) keep someone from stealing the air conditioning units. Now I know they can cut it off, but we didn't want to make it any easier without a lock.

Oh Pamela ~ Almost missed you. I found your due-dilligence requirement very interesting after reading your post.
