Home staging is often a last resort strategy, used when all else fails.  Too many sellers and Realtors take a "wait and see" attitude when it comes to staging and it ends up costing them thousands of dollars.

Most sellers say they are serious about selling their home, but haven't even scratched the surface when it comes to preparation and presentation of their product for sale.

Home staging is not something to be "tried."  Home staging is preparation...

To prepare, by definition "to put in proper condition or readiness", is done first not last.  If you really are serious about selling and want to make the best impression on potential buyers, work smart right from the beginning.  Have a home staging consultation, prior to listing instead of trying staging later.

Hi Sharon,

You are right on the money. Staged listings always look better than ones that are not. Staging gives the property its best shot at a successful sale, and most importantly, I believe it gives the seller an advantage over their competition.

That's something we always bring up to our sellers during the listing presentation. If their budget allows, we definitely do it BEFORE we put the property in the MLS and BEFORE we have the video/photographer come by.

Well said Sharon. You can't go back in time and make a first impression. Do it right the first time. I always take my listings and leave a good window of time before it goes 'active' on the MLS in order for the seller to prepare the house for sale. Inspections, repairs AND staging.

Staging works, but only after the Home owner has made the necessary repairs.  Today everyone wants to do it on the cheap and don't understand spending good money to get more money.  It has always worked but convincing sellers can be a great challenge.  The attitude is, "I will see in a couple of months".  How many potential buyers will you loose in the first 60 days???? Almost all of the the BEST potential buyers will have gone on and eliminated your home.  OUCH!  I just convinced a seller to do all of the necessary repairs on an older home.  A real spruce up in a decent area.  It had been on the market for a year with a previous Realtor, even at a lower price.  It took about $4000 to fix it up, but it sold in 22 days with two offers for full asking!  I had walked away from the listing presentation because they didn't want to do the repairs needed.  They thought about it and called and said the

HOW DID I MISS THIS POST?  Excellent point, Sharon!  I think every Home Stager has bid on properties where the sellers decide to "wait and see" if they'll sell without Staging - only to have it languish on the market, get price cuts, and forgotten.  I don't get it!  Julie

Sharon - I think staging should be a first choice for sellers as well.  The home is ready to show and staging makes getting "killer' pictures for the listing.  The photos are a huge piece of a listing.

Maybe I don't wanna live in a staged home unless they HAVE to to sell the home?  If I have to stay there until this place is sold and it just doesn't feel like MINE anyone because half of my furniture and all of my personal items are in storage, I'd be VERY uncomfortable.

JD:  How you live in your home is your business.  If your comfort and convenience are more of a priority than attracting and appealing to potential buyers, than that's your choice.   A Home Stager's job is to advice, not to force.  We can't make you do anything, nor would we want to.
