I get it. These are the times that try (wo)men's souls, as Thomas Paine remarked during the struggling years of this country's early history, but come on, let's not lose all civility in the push to make a living in a difficult market. Please and thank you are short sentiments of respect and gratitude and can calm a brusque request or soothe a stressed mind.
Last week I received a low offer on one of my listings. I never blame a buyer for trying to get the deal of a lifetime, so I convinced my seller to respond with a counter offer. I thanked the buyer's agent for the offer and responded back with a counter all within the time constraints of the contract. Once the counter was signed and emailed I followed up with a call to the agent asking her to acknowledge receipt of the counter offer. No return phone call, no response to the email or the counter offer.
Yesterday I needed to make a thirty minute adjustment to a showing time set the day before with great difficulty I must admit. I called the listing agent an hour before the agreed upon time and said due to the buyer's schedule we would arrive thirty minutes later than anticipated. The agent checked with the seller then called me back and said it was a great imposition on the seller as she changed her entire schedule for the day to accommodate my showing and so on and so forth. We're only talking 30 minutes here. The home is well over $1,000,000 and as far as I know they do not have buyers lined up in the street. Work with me here; I'm trying to sell your listing and I think my buyer may want to purchase it.
I aplogized for the inconvience and offered to remove their house from the day's show list if the time was not agreeable. I went on to explain my buyers were going to make an offer on a million dollar plus home this week (we did, and it was not this house) and I would like to make sure the house was on my buyer's short list. I showed the property but not without making a barrage of calls and pleas to please let us in.
Whee, sometimes you have to fight a battle just to show a house a seller supposedly wants to sell.
