With close to 6,000 resale (not counting new subdivision) homes on the market ~ I would say DEFINITELY YES!.  Whether it's a condo or a home.  Buyers are getting very picky.  I currently have a buyer who has seen close to 30 houses.  She is credit approve and very motivated.  We view five homes every week.  She likes a certain floor-plan of a model.  There were eight homes of such floor-plan within one mile radius of the neighborhood that she likes.  Eight! That is a lot!  The one that she picked and decided to submit an offer is the one that was professionally staged.  Out of the eight homes it was competitively priced and showed well.  She was emotionally attached to the home.  We stayed longer in this particular home because she was able to imagine her own furniture in the home and her lifestyle.  What's interesting is that she saw seven other homes that are the same floor-plan but were not staged.  They were either vacant, owner occupied, or tenant occupied. She said they were not memorable.  

Lesson learned ~ staging is a must in this market.  Sellers have to be realistic.  Price their home competitively and hire a stager.

It definitly makes all the difference!  I actually just finished writing a blog about staging, then I saw this pop up. Good stuff!

Hi Catherine,

I could not agree with you more. When the market was "HOT" you used to be able to offer concessions such as a couple grand towards new carpeting or $5,000 towards a new roof. In todays market those concessions no longer work. Why? because there are too many homes out there in A-1, ready to move in condition and they don't need any fixing up. If you don't want to fix up your home then prepare to drop the price to reflect its condition. Don't expect to get top dollar for anything less then a perfect home.

Oh yes, don't forget curb appeal. All the staging in the world won't matter if the exterior needs painting or some landscape help. If you can't get a buyer in the front door, it won't matter what it looks like.

Homes that are staged are on the market half the time of non-presented homes. Vacant homes are definitely not memorable.

When I consult on a home's presentation the exterior is included because it's true that if it's not appealing the buyer wont make it through the door.
