We have many incredible, lake-front properties that have a rustic - lodgey feel to them; many were built in the 70's and the dark wood paneling reflects that era. Over the past month I have been asked for advice on what to change and what not to change before listing these fine homes.
There is no taking away from the overall feeling that you get when you first come upon one of these homes; you feel like you've been transported to a mountain top in Colorado. There are a variety of styles: From A-Frame to 2.5 Stories and almost always there is what I call a "Wall of Windows". The views are usually impressive (stunning as a matter-a-fact) and the interior does not disappoint with the beamed ceilings and the woodburning fireplaces with hearty stone hearths. Interior decor varies of course but in general they're overall design is made up of a variety of wood species and earth tone colors & materials.
But the fact of the matter is that the younger generation is coming ... and they want that "rustic" feel but aren't willing to give up all the modern amenities such as granite countertops, travertine floors & rooms with plenty of natural light. So ... putting aside my love of the 70's character, the following is my advice to those of you who own Lodge Homes.
In my opinion, removing the dark paneling and replacing it with new drywall is absolutely worth the time, cost and effort. It should be the first course of action for any homeowner looking to sell this type of property. Granite Countertops, Travertine Floors and light (but not stark white) walls; think bright and airy but a soft bright! There are lower cost alternatives but I would only go alternative on 1 out of 3 projects - if you want to buyer to pay top dollar then you need to give them top-dollar products!
Sunshine is a must as well, so new or squeaky clean windows are as important as updated light fixtures. Kitchens and bathrooms are also very important and special attention needs to be placed on the master bathroom. Separate showers are very popular and his 'n her sinks are a must have (single sinks are OUT)! Walk-In closets with custom built-ins and ample lighting should be considered if the space is available and trey ceilings are a nice touch as well.
Landscaping ... it does not have to cost you a fortune; offer to swap seedlings with neighbors or grow them from seeds in your home and plant them a few weeks before listing. Add a little mulch (mulch is usually pretty cheap), pressure wash the house to get all dust and dinginess off of it, mow and give it a good sweep over.
Lastly --- Make sure that the primary entrance to this home is easy to spot; I have been to some where I wasn't sure which door to go to and we don't want buyers to get confused before they've even stepped inside.
