Don't let that listing sit too long without any adjustments! There is nothing more deadly to a listing than to have it sit in the MLS without being updated with new photos, any adjustments to the listing information and above all PRICE ADJUSTMENTS ACCORDING TO MARKET FLUCTUATIONS!
Part of your marketing campaign should be monthly market reports for your seller so that you can adjust the list price accordingly! If you are not doing that, there will be a problem with:
1- Getting agents to show the listing
2- Receiving any offers on the listing
It is vital that when you first take the listing, you discuss your marketing procedure with the seller. If the seller indicates that they will not work with you on adjusting the price according to the current market values for that specific neighborhood, you might want to consider passing on taking the listing in the first place!
Listings cost Realtors time and money. Taking any listing, just for the sake of having numerous listings, is not beneficial. Just as you want to work with buyers that get preapproval letters and show an interest in actually purchasing a property and not just driving around to see homes, you want to work with sellers that have an interest in actually selling the property! If they won't negotiate on the list price according to what the market dictates, they are not interested in REALLY selling the property! WALK! There are too many sellers that realize you are the professional and want to work with you on getting their property sold!
