Gutters -- Not As Benign As Homeowners Think

By
Home Inspector with King of the House Home Inspection, Inc. Home Inspector Lic #207

Homeowners look upon blocked and clogged gutters as no big deal. To them, a clogged gutter is not unlike having mud on the tires. Instead of worrying about it, no harm done, simply wash the mud off when the spirit moves you.

That might work with tires, but it can be a costly attitude to have when dealing with gutters. Below is a photo of a bank owned property. It is not hard to imagine, in the hard rains we have had this year in the Pacific Northwest, that the gutter overflows on a regular basis.

When the gutter overflows, that leads to the water rolling out of the trough at the front and behind the trough. It then ends up being routed down below onto fascia and the roof sheathing. The photo below, probe in rotten wood, was taken right below the gutter that was shown up above. This becomes an expensive repair when the roof sheathing and fascia rots out as a result of gutters that have not been maintained.

At this point, cleaning up and solving the problem is way more complicated than simply hiring a handyman to remove the debris from the gutter. Negligent maintenance can come back to haunt the homeowner in surprising and unexpected ways.

Steven, I've noticed that a lot of homeowners ignore the gutters. This is a great reminder.

Steven, out of sight out of mind but what a costly and dangerous mistake! It's those things we can't see that a homeowner needs to make an extra effort for to see and fix before things get worse.

I appreciate your great information.

How come every home you inspect happens to have the same probe you do, and the people have it stuck into rotten wood?  Oh, I guess to show you where the rot is.

Oh boy Steven.

I have to admit. We just discovered one area outside where this has happened. Hubby has to take care of it.

Have a good weekend!

You know, there are people who debate the usefulness of gutters.  And that just drives me mad.  Keeping water away from the house should be #1 priority.  Great post!

Howdy and evening to you Steve

Steve,
most of the home in my area have never had gutters on them. The home owners here don't like to have them, mainly because they have to take them down before Winter would set in.

Have a good one
