 I tried to get a long titile with rhyming P's but  I have not hade enough coffee to be that clever today.  I am awake enough to point out one HUGE indicator of wheather or not Your Home is Priced Properly.  I realize that every homowner feels their home is worth its weight in gold.  I am no diferent when it comes to my own home in Port Richey, Florida.   Unfortunatly, Home Buyers and the public at large do not see Our Homes in the same light.

When determining Your Homes Value, you must look at all the information that your Realtor is giving you in their Market Analysis.  If you are selling your home yourself you will have a rough road ahead of you finding the right pricing and it will take you much longer to get your home sold.  Realtors use the information we gather to form a report that is tailor made for your home and neighborhood.  We price homes based on fact not emotion.

Proper Pricing of a Home Brings Potential Buyers.  If your home is on the market for 2 weeks and you have had NO Viewings your home is not priced corectly for your local market.  PERIOD!  Curb Appeal, location, features and upgrades are great but they dont mean Jack unless you price your home properly for your neighborhood.  Here is a Real Life Scenario: I listed a house priced over my market analysis, it has been listed for 14 months.  Mr. Homeowner approved a priced reduction and within 2 weeks the home was shown 10 times and a verbal offer was made.

You are right. Pricing is everything. Sometimes it is hard to come up with a price in some markets as there haven't been any comps for over a year.

Dawn, Those are special circumstances we all face at one time or another.  Thats when you get to get really down and dirty with sq footage and county assesed values etc...  BUT if no showings in 2 weeks...lower that price.

Good points Mike.  It is a good test of pricing if it is not shown by the two week mark.  I tell my sellers this at listing time so they are prepared to lower the price.

Jeanne, that is agreat practice to get into.  I find myself saying..."we'll see where it goes" which is a bad approach but my mouth usually opens before my grey matter can intercept. :)
