"You either are, or you aren't!"   I always tell my kids and my agents that. 

Another thing I tell them is:  if you're sitting there thinking of doing something that doesn't feel "just right", and you are rationalizing it to yourself, stop, don't go through with it!  If you need to rationalize it to yourself, it's the wrong thing to do. The right thing to do never needs any rationalization.  Period! 

Reading the answers to somebody's blog about an ethical question regarding a brown recluse infestation got me going...  All this fancy language... fiduciary...  this, that and the other.  Bottom line is:  If you were the buyer, would you like your agent to tell you of any problems with the home he finds out about?  You know what to do!   

Keeping information that can adversely affect someone else's life is worst than lying: it's malicious!

I think this is important to remember all the time.  What we think is important and what our client thinks is important can be two different things.  Besides, when it comes to ethics, we want to always act in their best interests - and that means telling them the things that they would want to know.

How would you feel - that's the best way to look at things!

Well the old saying still stands: "Do on to others as you wish done upon youself"!!   I know I have said this before, but all too often Agents get too wound up in the "making my money" aspect of working a deal and lose sight of what the real reason we are all here to begin with: to educate and advise our Clients on the best course of action concerning transactions in Real Estate!! Is it not that simple???   The money will come if you DO the right thing!!

In relationships some of it may have to do with holding something back, keeping the other person at bay and not becoming "too intimate".  Intimacy scares a lot of people.  Intimacy forces the issue of truth, and some people are quite fond of lying to themselves...

Mirela, this is so true. I always go with my gut feeling.  Legality has nothing to do with it...I take the moral high ground.  I pride myself on being honest.
