I think most people want honesty when selling their homes. Sometimes, honesty is hard to listen to, especially when the market says this is NOT the time to sell.
Some sellers will listen, and some won't. But we still need to be honest and tell seller prospects what they need to know, NOT what they want to know.

It's something we sometimes find ourselves telling our Warren County prospective sellers. NOT something you'd expect from someone who makes their living off commissions, is it? But here's the thing, we REALLY make our living off of creating satisfied clients AND getting them to the point of having a SOLD sign in their yard.
And how do we create satisfied clients?
- By NOT creating false hope. No smoke and mirrors about what their home should sell for.
- By NOT setting them up for disappointment or an unexpected need to write a check to close the sale.
- By NOT underpricing their home just to get a quick sale (unless a quick sale is there biggest need).
- By ALWAYS being honest with them regarding the market, their home, and what we can and can't do for them.
- By LISTENING to them and their needs from the start.
An agent COULD place any home on the market at ANY price, but that's not the way we do business. If we tell you a price too high, you're going to be disappointed when almost no one shows up to see your home, and even more disappointed by the lack of an offer. It's FAR better for all of us to wait until the time is better suited to your needs.

There are some people who, mistakenly, think the housing market has turned around. They are not agents but those who see too many hype newspaper stories. I have a duplex I would like to sell at some point, but that is not now.
It sometimes is amazing how people want us (Realtor) to tell them what they want to hear and then tell them the truth later on. Thats the way I start my listing pesentation - the question - "Would you like me to tell you the truth, or simply what I think you want to hear - and then tell you the truth later on?" I don't BUY listings...and in some cases will agree to try to let them prove me wrong...but rarely! They understand my credibility is also on the line with every listing I take! Steven - all most people REALLY want is the truth.
Wendy - it's sad that there are agents who WILL buy listings. And it doesn't help our market nor the sellers.
Craig - this is obviously an issue we all need ton deal with more times than not these days, and Bliz did a great job of telling it as it is!

Our sellers do deserve to hear the truth from us. And NOT that we just want to 'list' their home ~ they want to hear that we can SELL it too!
