Laurie hits the nail on the head with not only the title of the post but also with the sheer volume of things that we handle as real estate agents. Selling real estate is SIMPLE, not easy.  Boy, I sure wish it was easy.  Easy money and an easy job is what everyone wants!  I think there is a common misconception that real estate agents only stick a sign in the yard, open a few doors, fill out some paperwork and get paid a really big salary.

Selling real estate isn't easy but it is as SIMPLE as:

Knowing the contracts, addenda and amendments backwards and forwards.

Knowing changes to contract, updated forms, new laws, new disclosures.

Keeping track of all the time lines of the contracts...miss them by even a minute and the deal could fall through.

Making sure that every disclosure that could possibly be needed is signed and included with the contract.

Writing amendments that are fool proof and leave no room for interpretation.

Keeping track of every piece of correspondence, sent email, phone conversation, activity and even offers that weren't accepted.

Learning how to negotiate to get the best for clients,not kill the deal and maintain a business reputation.

Following a simple Code of Ethics...break it and it could result in loss of membership in NAR.

Knowing the laws of agency set forth by your state...break it and the result could be hefty fines or loss of license.

Knowing laws to protect your client and yourself from lawsuits. Knowing advertising laws, fair housing laws, anti-trust laws, etc.

Knowing the insides and outs of the market in order to provide the best information to clients to help them make an informed decision.

Knowing how to market real estate. (This would require a whole different post to describe how agents essentially have to become advertising professionals, internet savvy professionals, psychologists, writers, photographers, interior designers, home improvement experts, analytics, etc.)

Knowing how to market the business or brand. (See above)

Knowing that  there is a need to be available to receive calls, texts and emails AT ALL TIMES from numerous clients, prospect, agents, service providers, contractors, insurance agents, escrow agents, mortgage professionals, appraisers and other industry professionals on a daily basis.  Miss one call or forget to call back and it can result in their frustration, deals falling through, a time line being missed or a lost prospect or client. 

Coordinating timelines, schedules, distances, getting things signed and delivered (over and over again!), inspections, appraisals, surveys, contractors, repairs, photographer, stagers, movers. Coordinating marketing efforts.  Coordinating follow-up with clients.  This would include keeping your client on track for timely closings.

It's SIMPLY taking on the risk of the transaction and ensuring things move along smoothly towards closing while protecting the client's best interest. It's as SIMPLE as doing everything possible to ensure the client is happy at closing and after the sale.

If you are a real estate agent who thinks it's easy to sell real estate, then you're doing something wrong and may soon find yourself with a bad reputation, fined, losing your license, reprimanded, in mediation, getting sued, in front of an ethics committee or out of business. 

If you are a true real estate professional, you make it look easy, but you sure know better!
