The short sale process in this country needs some changing for sure. There seem to be no uniformity between banks except that every bank will drive you crazy.

Barbara-Jo, short sales are stressful for the listing agent, and the buyer's agent, too. All my listings are short sales, and they are ulcer-forming. I'm taking one more short sale listing this week, and then, no more for a time. I want to stay alive!
Pamela - GOOD move! I will ONLY take a short sale listing if it is a friend, friend of a friend, former client or family member.................I just don't want the stress and there are too many regular sales out there to give myself an ulcer.
I do deal with them on the buyer's agent side constantly and that is stressful enough!
Thanks Barbara Jo and Lenn for the rant! So many challenges, working 5 times harder for less money as well. Chuckled at the true statements brought to the forefront in this rant as the initial agent who had the listing prior to the bank taking over never get noticed. One day in next day gone.
Property in limbo until it miraculously appears from the Bank's rep who no longer takes calls, only communicates by email upload, no explanation whatsoever...famously coming back with the statement: "have the buyer bring their highest and best offer" as they have "multiple offers".
Did I mention no interior photos when they have the ability to upload 25, no directions, no access info. Recently had an agent ask for the source of funds document sent to him prior to setting appointment. The following day made a full price bonafided offer and it is now 15 days later with no response. No acknowledgement of receipt, no response to voice mail messages on cell phone and office "live" messages and no response to email inquiries.

Eileen - thanks for taking the time to comment! Indeed, the banks make you wonder how on earth people think we have an EASY job! Whether the listing agent or the buyer's agent, if a short sale is involved, it is a long, winding and bumpy road!

Lenn - clients need to be aware of the facts and listen to their Realtor. Banks say one thing and then do a 180 turn!!!
