Real Estate 101 - When Going House Hunting

Someone phoned me some time back indicating they had been referred to me by a previous client. Here is what they shared.

They had their preapproval for Mortgage and were ready to begin the search for their next home. In fact, they told me the home finding mission had to happen very fast. In Real Estate we would say, "Time was truly of the Essence". So the question was: "What can you do to make this happen as quickly as possible?" I suggested that perhaps the question should be worded a bit different: "What can WE do to make this happen as fast as possible?"

I then suggested these three simple steps.

1) Register for the Home Search on my Real Estate Website

I explained how to get the most out of the site, what a Foreclosure, a Short Sale and a Simple Owner/Seller Sale is all about and how to search for these specific kinds of listings. I also let her know that they could search for New Homes on my website and that they should try out the Map Searching feature, as well.

2) While gathering home search information, note your favorite properties and take some time to drive by without me, their agent

The purpose of the drive by is: To get a feel for the setting; check out the curb appeal; does the exterior of the home appear to be in good condition? Additionally, when heading out of the subdivision or HOA, how difficult is it to get on to the main road? Is there a light or a four way stop at the main intersection when leaving the development? This of course can be huge during rush hour.

3) From the Drive By - Compile a Final List of what you would like to see, email me the List and Call to verify that I received it

I shared that after I receive the list, I will schedule appointments for each property and we will head out ASAP on a home tour. She was thrilled, did her home work, called me 2 days later and we spent a day touring homes. The last house on day number 1 was the house her family purchased and 32 days later, they moved in!

Here is what is Real about Real Estate: When the Realtor and Clients have a plan; when they follow it, home shopping becomes much easier and most often one or two tours is all that is necessary to find the right home. If it takes longer - no problem! I am ONE REALTOR that is in it for the Duration!
