It's unfortunate, but my guess is your email contact is correct, there are other agents that will show him/her the property. Normally, that's just fine with me - typically it's a waste of time in most of these situations.
Cindy - NOTHING worse than an agent who will jump to show the house without getting more information about the client AND making sure they are prequalified. That can be both dangerous and a total waste of time! GREAT post!
Chris Ann-I've had a number of reactions from folks but not one where they decided to swear at me for asking for basic information.
Diane-I should have stopped at the first email but by the second one I knew this wasn't going to go anywhere fast.
Corrine-I believe we should all tune into the little voice in the back of our head that tells us when something isn't quite right. Glad you did.
Rich-unfortuantely we are reminded a couple of times a year by an agent being killed at an open house or meeting a prospect they don't know at a home.
Elizabeth-the new agents sitting desk duty are the most vulnerable. They are hungry and may not have had the training that says don't run out the door on every phone call.
Barbara-I agree safety first and being a bully won't make me open the door for you.
Greg-you had a smart broker to bad more agents don't.

I only fell for that once when I was very new - and since then like you I don't waste my time if they aren't willing to share and help me to understand their needs. interests and qualifications - thanks for sharing.
Cindy hostility is always a bad sign. It could be that perhaps this caller only assumes he/she'll find an agent that will just jump on the chance. That may require several phone calls but they'll so find out that's probably not the norm. Are the any surprises left in this business?
The other side of this coin is that even if they were qualified (or even cash buyers) and were ready to start writing offers, these are not people that are going to be easy to deal with. You saved yourself from a ton of frustration.
What a great post. You did the right thing. I especially hope that new agents can read your post so they can take to heart their own safety as well as time management. Those type of clients are not the ones I would want to do business with....in the end, I know I would lose.

How timely! I just had the same thing happen with a commercial lead on the phone today. He wasn't happy I was asking about his business plan (a brand new business) and if he was already working with a commercial broker. I love it when they tell me "I don't need to know that."
Where do these people come from? If they won't supply the necessary information and require confidentiality, then yes they do indeed need their own agent.
We have a client who is working with an agent and called the Zillow agent on a property page. Zillow agent never asked her if she was working with an agent. Zillow Agent showed our client the property and didn't even ask any additional questions. Client thanked Zillow agent and went home to call her agent to discuss an offer.
Maybe that's where some folks get the idea that agents just show properties! These types of agents give Realtors a bad name! Good for you for protecting yourself and your client!

Robert-and I don't think the COE says we have to take abuse from prospects either.
Jay-would they refuse to give the same information to any professional they wanted to do business with?
Vince-I like to start with the benefit of the doubt. But it went downhill from there.

Kevin-since the exchange happened relatively quickly it didn't take much of my time to figure out I didn't want to move forward.

Steven-it's much easier to size up a person face to face than on email. But with a couple of quick exchanges you can get an idea of where it's going to go or not.

Justin-I would have thought commercial leads would know they need to prove they have a viable business plan. Guess not.
Kathryn-the basic of information is required before I'll open the door.
Bridget-there are companies that suggest that a prospect should call the listing agent and then they will right the offer and give them a rebate. A receipe for trouble in some cases.
Renee-I at least have the name they used in their email and email address.
Cindy, The sad thing in#62 is that the zillow agent was NOT even the listing agent. Either way, at least they probably won't be in the business long!
Bridget-likely not and buyers who are shopping for the cheapest agent don't always get a bargain.
