Kicking The Email At least two or three times a week an email alert arrives for a “prospect” interested in seeing a listing.  Sometimes the listing is one of mine and sometimes they are from and IDX search.  Each time one arrives my reaction is the same, great now let’s find out a bit more about the mystery person behind the email.  Sometimes my response goes into cyberspace with no other communication, sometimes a connection is made and other times, well there is a response you don’t expect.

My reply is to ask some general questions including finding out if the buyer is qualified, what their interest level is and what their time frame for buying is.   In this case the response was “none of your business.”  Ah excuse me?   When I politely replied it was important to know if the property they would be viewing was a good fit for their plans and budget, the response was “your job is to show me the house, I won’t give you any other information.” 

Taking a deep breath my response was that my job went far beyond just showing the house and that is was my responsibility to protect my selle
r's best interests, their property and my own safety, so without more information we would go no further. The next email had words that won’t be repeated and ended with “there are plenty of other agents I can call that will show me the house without requiring the information you are asking for.”  

Now that is a scary thought.  Agents who will jump to show a lead a property without any qualifying factors or concern for their safety.  If an agent calls me to show the house I’m going to ask if their prospect is Mr. X.  If so I’ll give them a heads up to be careful and make sure they know what they are doing before they head to a vacant property.

It's unfortunate, but my guess is your email contact is correct, there are other agents that will show him/her the property.  Normally, that's just fine with me - typically it's a waste of time in most of these situations.

Cindy - NOTHING worse than an agent who will jump to show the house without getting more information about the client AND making sure they are prequalified. That can be both dangerous and a total waste of time! GREAT post!

Chris Ann-I've had a number of reactions from folks but not one where they decided to swear at me for asking for basic information.

Diane-I should have stopped at the first email but by the second one I knew this wasn't going to go anywhere fast.

Corrine-I believe we should all tune into the little voice in the back of our head that tells us when something isn't quite right.  Glad you did.

Rich-unfortuantely we are reminded a couple of times a year by an agent being killed at an open house or meeting a prospect they don't know at a home.

Elizabeth-the new agents sitting desk duty are the most vulnerable.  They are hungry and may not have had the training that says don't run out the door on every phone call.

Cindy hostility is always a bad sign.  It could be that perhaps this caller only assumes he/she'll find an agent that will just jump on the chance.  That may require several phone calls but they'll so find out that's probably not the norm. Are the any surprises left in this business?

The other side of this coin is that even if they were qualified (or even cash buyers) and were ready to start writing offers, these are not people that are going to be easy to deal with.  You saved yourself from a ton of frustration.

What a great post.  You did the right thing.  I especially hope that new agents can read your post so they can take to heart their own safety as well as time management.  Those type of clients are not the ones I would want to do business with....in the end, I know I would lose.

How timely!  I just had the same thing happen with a commercial lead on the phone today.  He wasn't happy I was asking about his business plan (a brand new business) and if he was already working with a commercial broker.  I love it when they tell me "I don't need to know that."

We have a client who is working with an agent and called the Zillow agent on a property page.  Zillow agent never asked her if she was working with an agent.  Zillow Agent showed our client the property and didn't even ask any additional questions.  Client thanked Zillow agent and went home to call her agent to discuss an offer. 

Maybe that's where some folks get the idea that agents just show properties!  These types of agents give Realtors a bad name!  Good for you for protecting yourself and your client!

-there are companies that suggest that a prospect should call the listing agent and then they will right the offer and give them a rebate.  A receipe for trouble in some cases.
