One Lump or Two?

A phone call this morning with a frustrated seller inspired this blog entry.  She called because she's frustrated with very little activity on her home. The truth is that she isn't ready to take her lumps yet.

Her call got me thinking back to a seller I had in late 2009. He had bought his house at the height of the market, and was underwater on it.  After going through his market analysis and explaining to him what the house would bring in the current market, he summed his situation up neatly.  He said, "So basically I have to decide if I want to take one lump now or two lumps later." 

He bit the bullet, brought some money to the closing table, and got on with his life

Now here we are in 2011, with two more years of NEGATIVE market growth and the announcement that the housing market has officially entered a double dip.  Do you think he's glad he took his one lump and moved on?

The truth is this:  If you purchased a home in 2006, 2007, or early 2008 and you absolutely must sell, then you're going to have to decide if you'd like one lump or two. It is sheer folly to think you will recoup what you paid for the house.  If you price your home in the hopes of doing so, then you will sit on the market with little activity.  You'll continue to make a mortgage payment that's going straight to interest, and be much worse off when you finally decide to take two lumps down the road.

Great post. It is true that if they bought a house in that period of time, they will be taking one or two lumps. It is hard but that is the truth and some seller will not accept the truth.

Isn't it interesting how we have always raved about real estate being the best investment, the most important and biggest purchase in a person's life, guaranteed to generate a ROI.....now, we have to be the bearers of "the lumps" explanation?? It is such a bitter pill for people to swallow.  Your client was smart to sell and move on with his life.  Pity not every seller is realistic about the market now.

One lump or two.  I love it.

Remind those sellers that if they take a lump on the sale, they might gain that lump or even two on their next purchase, provided they have an astute agent representing them in both transactions.

Lora - I hope so too. I guess I'm optimistic it will get them prepared for my lack of sugar coating. :)

Loreena - I have to admit that I'm thankful I haven't had to give this news to anyone I sold a house to. I started my career after the crash was underway.

Great post.  I think you nailed it when you said "...If you purchased a home in 2006, 2007, or early 2008 and you absolutely must sell..."   I think they're are still folks out there that don't need to sell now but (for some unexplained reason) are listing their homes.

A smaller loss could also be considered a win... depends on your tolerance for "sugar".

How many lumps can you take? I bought a property in '06 & sold it in '09...If the "lumps" were sugar, I'd still be in a diabetic coma! If I waited until this year, the coma may have killed me!

Your guy had the right outlook.

Hi Ronald - that's true, but sometimes you have to put a lot of emphasis on it for their own good!

Jeff - The ones holding their price at 2006 prices are going to get 3-4 lumps for sure!

Adam - I don't understand why those sellers are trying either. There's no way I'd sell if I didn't have to.

Bob- very true. Sometimes it feels like they think we are the enemy though.

This post is excellent! Funny, well put and simply a must. You have to, at times, be the bearer of bad news but  I would rather know the news and the potential options I have, even when bad, than to think everything is great and get run over by a truck as I am crossing the road that appeared free of traffic.
