86 average days on market 2007, 71 days on market 2006 July 1 to September 31.

September 2007 Median price $255,000.  September 2006 Median $299,900

10/1/07 672 active listings compared to 513 on 10/1/06

All statistics based on SOMLS report released 10/8/07.

Hello,

I am writing to ask you if you have heard of the east medford hills having problems with land movement.

I see houses are pretty pricey in the hills but heard from a friend that people were moving out of their new houses because of foundation problems.

Debbie,

Many of the older homes have had and will yet need foundation engineering to make sure the foundations are in order.  The newer homes have been built up to current building codes and spent many thousands of dollars on engineering to make sure they are on a sure foundation.  If contemplating purchasing an older home in East Medford hills, which would be up in the "Crest" streets area, I would highly recommend having a structural engineer evaluate the foundation prior to closing. Hope that helps.
