When Your First Time Buyers Say, "No HOA"

Karen points out some very valid points in her post, below, that touch the rules and regulations in Arizona as well.

Are you looking for a home without an HOA in the Tucson, Marana, Vail and Oro Valley area?  Do you understand the ramifications?

I think about the television antennas, the front yard shops, the 4-6 cars parked between the street and a residence, the over-filled garbage cans decorating the side yard...and think, yes, the HOA community DOES have its uses!

You're out showing homes to a first time buyer couple. They've told you they prefer homes where there are no homeowner's association. Since they'll be moving from a small apartment and will be spending money to furnish their new home they prefer not having the additional expense of HOA fees.

You drive up to a little Cape Cod with dormers, picket fence with roses, fireplace and an American flag. Husband and wife both announce, "This is it" and you haven't even shown the interior yet. The interior is quaint with lots of cute nooks and crannies plus a built-in corner hutch in the dining room. You know they've fallen in love with it - they're holding hands as they take the tour

Once outside you notice the homes in the immediate area are in good condition and well cared for. However, you know there are homes throughout the subdivision that do not show as well - it doesn't have an HOA

They've asked to tour the neighborhood to "get a feel" for it. How do you address it when they comment on the "cosmetically and physically challenged" homes a few blocks away?

After all
  • The lack of an HOA set up the conditions for derelict houses in the subdivision
  • One of the neat houses within eyesight of the home they're interested in could go "rogue"
There are many reasons people may prefer a home without an HOA. However, these are first time buyers with no experience. They are looking to you for direction. What direction will you recommend?

I think it is important to let the buyer know what it is, and show them something within a hoa so they can compare and go over the  pros and cons

Haha Cara this blog post hits close to home. We bought our first home in a fairly new subdivision in a county that has no zoning. My husband announced that he wanted to live in a county where he could build what he wanted without having to worry about a permit.

He quickly realized that the neighbors could do what they wanted, too! After a few years of watching the neighbors put the trash on their front porch, having 6 wrecked vehicles in the yard, etc. we were more than ready to leave.

Exactly, Scott.  I really didn't think heavily on this subject until this blog came out - but I know I will be much more thorough in the future!

Lynda - sounds exactly what the author was trying to share.  It goes both ways, unfortunately!

Cara - Our community HOA has been excellent throughout the years. Arguments can be made either way but especially with PUD's the cost is minimal and there is a benefit. Tough with condos right now though.
