When I was teaching this was one of the things that I told my students if they take anything from my class this was the most important thing they can take and use throughout their life. First,  Identify and prioritize the problem. Second, What are my alternatives or choices. Third, What are the consequences. Fourth, Which alternative choice is best. Fifth, is to implement your choice. Sixth, Evaluate your decision. Then if it is working stay with what works for you. If not go back to step one and do it all over again.

I think it is important to look at the interests of the parties and try to avoid taking a position that doesn't reflect the client's interests.  Sometime real estate agents assume things on behalf of their clients without even talking with them.

Steven, I think sometimes the most difficult step is implementing the choice. All the good intentions don't work if we don't take action. That step slows me every now and then.
