If I had today the money I had a few years back, I coudl have bought myself a place on the ocean and enjoy life. Instead, paid more for something 6 miles from the ocean and struggle with payments

Jon, what percentage down are these condo's from just a few years ago? I am curious how down your pricing is
$32,400 sounds interesting.. I wonder what kind of work it needs and how old it is.. It's tempting but then again I probably don't want an investment that far away from me. Very Interesting.
Hi Jon, This is certainly different in lisitng specific types of price points. I hope a lot of investors find this. Nicely done. Sorry I haven't been around much, been consumed with the photoblogger contest. But it ends Saturday and I will be getting back to posting and commenting.
Bob - quite significrant change. Take Pendleton Club, for example. At the peak of the market in 2006 thee were units sold for over $200K, and the highest priced was $255K.
Judi - you are right about investing in what you know and feel. It is not in bad shape, it is mostly cosmetic, and those units were just under $200K a few year ago.
$32K is simply a crazy price of a distressed market. We have a unit there under contract for $55K
William - I am not surprised. I see how attractive your challenge is, and I do not envy you, knowing how difficult it should be to handle this invcredible volume

barbara Jo - yes, there are still amazing deals out there. Not as many, as there were a year ago, and this micht be the trend.
