To Inspect or Not To Inspect?...There Should Never Be A Question!

Physical Property Inspections Are Strongly Recommended

You just got your offer accepted on what looks like the perfect home, now what: To Inspect or Not To Inspect? It's likely you have entered into a contingency period of an agreed upon amount of days for the purpose of buyer due diligence and seller disclosures. One of the tasks at hand is to hire a property inspector to diagnose the current condition of the subject property.

Your Realtor will most likely refer you tho their trusted inspector or you may choose your own or (strongly not recommended, you may waive the inspection). The inspector should be licensed/certified and insured just like a contractor. The International Association of Certified Home Inspectors is just one of many designations they should have.

An inspector is not a specialist; he or she is there to report the general condition of the envelop of the house (walls, roof, foundation), the systems in the house (HVAC-heat & air, electrical, plumbing), the chimney and improved areas of the lot. The inspector may "flag' the roof for example, calling out for a recommended roof  inspection by a licensed professional. Your inspector will point out health & safety issues (like mold or improper wiring or lack of smoke/carbon monoxide detectors. They'll make recommendations for repair needs and preventative maintenance measures that my involve hiring other specialist who's expertise begin where the inspector's services are not allowed to cross over.

I recommend inspecting any house or condo you purchase, including new construction. I have seen a list of repair needs in new construction too! I also recommend you attend your inspection and ask questions throughout the appointment. The more you know about your home the better decisions you can make when it's time to decide whether to move forward with their purchase, draft a request for repairs or cancel the offer.

 Keep in mind all homes come with a certain amount of  repairs, upgrades and up-to-code-needs and DIY (do it yourself) projects. Don't let it discourage you and do not make decisions based on fear, make decisions based on facts. Your inspector is a wealth of knowlege due to the training, continuing education and day to day experience they gain from years in the field.

I have seen may posts on AR about reminding buyers to get a property inspection once they have an offer accepted on a home. I'm just wondering why any buyer wouldn't get one in the first place?

The title should always grab the reader. A good typo on the most important word is key. ;). Lol. Anyway I'm from the title side and - think the inspection and the title should be made part of the agreement of sale.

I'm pretty sure I would have nightmares if my clients opted out of the home inspection.  Too risky in so many ways.

Even with new construction, you gotta inspect. I just sold an immaculate house--beautifully cared for--with almost new, kitchen and baths, new roof and all new systems. The inspector found several thousand dollars worth of repairs! I was stunned.
