Why This Home Got Multiple Offers Only 3 Days On The Market
It wasn't due to a magic pill, nor even a wand. Because I was involved, I can tell you first-hand that it took 4 things. Here they are:
- A great real estate agent
- Homeowners who were willing to price it correctly
- It was made beautiful, inside and out
- The MLS photos were stunning

Great Real Estate Agent:
Marketing the home is critically important in any market condition. A great agent is one that is aggressive in their marketing and knows the value of getting the home as much exposure as possible.
Homeowners Who Are Wiling to Price it Right:
Of course we want as much money for our home as possible. However, it's important to understand that "pricing it right" is critically important. Priced too high for the area, and you'll have a house that sits and lingers. This is another value-add that agents provide to homeowners who are looking to sell. Agents have access to the tools to help determine the price.
Make it Beautiful Inside and Out:
When buyers pull up to your home, it's important to create that first great impression (often referred to as curb appeal). An ugly yard is surely going to turn them away whereas a beautiful, well kept yard and entrance will surely draw them in. As for the inside - impressions, they say, are formed in the first 30 seconds (if not shorter). Having a home that is warm and inviting helps engage the buyer.
MLS Photos:
It's important to understand that buyers are using the Internet to create their short list of homes that they want to see first-hand. Having great photos will help draw the buyer in.
In the case of this home, we had all four. The homeowner had a wonderful agent, priced it correctly, made it look beautiful on the outside - had it professionally staged by me and used the photos you see listed in the flyer for MLS.
Results: Two offers for the full asking price with another 10 calls after the offers were received.
