OK, I feel kind of like a mad scientist right now; you know, at that exact moment when you realize you have something that very few people have either because they can't afford it, or because they don't know how to develop it. I'm about to break one of my blogging rules by talking about work too much, but last night our developers had an epiphany on how to generate crazy and very specific Leads via Craigslist. It's amazing how small discoveries can power huge advances, and this will be no different.
I have to admit, I'm in love with Craigslist in terms of what it does for Real Estate. People that go on Craigslist are psychologically ready to buy, it's no frills, no ads, just the facts. Over 50 Million people visit Craigslist each month and as far as Real Estate is concerned it's very targeted. Rather than trying to pull general leads from Google where most people don't drill down enough to find specific Neighborhoods Craigslist gives the ability to see a variety of listings in exactly where you want to live, without all the noise. In short, people that are looking at Real Estate on Craigslist are typically past the tire-kicking stage. It's my belief, and nobody shoot me here, that CL is the 2nd most powerful tool for Real Estate on the web behind the MLS with all its attendant feeds. Ahem, Active Rain is of course a close third. I welcome your opinion.
If you are one of those people that are waiting for the goods on how to do this, well, this idea hasn't quite reached the "open collaboration" stage yet. We successfully tested it yesterday and its still in beta, but we should have it pretty dialed in a few weeks. I expect great things very soon because we know it works. Leads are really what we are all after, that's the reason we do all this internet-blog-social-media stuff and until recently this kind of technology would cost a lot of money for a real estate team to implement. I have ran into very successful 4 digit monthly solutions that agents have confirmed will generate around 10-20 leads a day. This isn't like that, the leads will be more targeted, higher quality and the system will cost much, much less (think two digits :). Well, even though I hate to do it; I'm going to pull a soap opera-to-be-continued on this episode because I can't divulge everything right now. In short, I've seen a lot of technology that costs a lot of money, this will be more incrementally effective at a fraction and I mean fraction of the cost.
