Are you seeing a lot of home offices as you show properties? I am, and I have found that most buyers want space for a home office.

Reality is that there are many home offices, even among Realtors, where in the real estate world at least 90% of buyers start their home search online, rather than dropping into a real estate office.

Nashville, Davidson County, TN is contemplating a change in the 'work at home' ordinance. Below is info on a workshop for more discussion and more information.  Click here to read from the Nashville Tennessean on the topic.

PUBLIC WORKSHOP ON WORK-AT-HOME ORDINANCE - MAY 24, 2011

Council Representative Mike Jameson, in association with the Neighborhood Resource Center, will hold a public workshop on Home Occupancy, at 6:00 PM Tuesday, May 24, 2011 at the old Howard School building downtown, in the newly christened Sonny West Conference Center (the same room where the Metro Planning Commission holds meetings and hearings), Nashville TN.  If you would like to shape the laws that govern working at home (and there are hundreds who do in our area), please participate in the public workshop.

You can get more information on current codes and zoning by calling 615-862-6500.

Out of Town Sellers?

I make it easy to get your Tennessee property sold if trips back to the Nashville area are inconvenient for you. We are glad to use email or fax to send documents and disclosures to you, or if you don't have access to email, we can email or fax to your attorney or financial professional's office. We can also meet you part of the way if you live only a few hours from Nashville.  Contact me directly, Sarah Rummage, Benchmark Realty, LLC, 615.516.5233, if you are thinking of selling. Or Email.  Closing attorneys are also extremely helpful. They can overnight your closing documents to you and you may not have to come to Nashville to close. All you need to do is have an attorney in your home town notarize documents, and then 'overnight' back to the Nashville closing attorney. They will make it a very simple process. You can call anytime with questions.

Hi Sarah & John, that sounds like a very touchy subject, I am all for working from home, I am one that does that, but I don't think it is necessarily appropriate to let home based businesses start putting up commercial signage unless they are in a mixed used zoning or commercial area.  Kind of like Old Town Keller here in Keller, Texas, where you drive down the old Main Street and you will find a lot of homes in a neighborhood directly adjacent to Main Street where the majority of the homes are now converted into commercial properties, I am sure it is also zoned commercial now.  In that case, commercial signage would be appropriate.

For some one running a for real home based business, in a residential neighborhood, if they are wanting to advertise their business from home, I would suggest getting their vehicle wrapped and park it in their drive way when at home.

John, I think 'signage' is a part of the proposed ordinance, but I don't think the people that I know who have home offices would want or need a sign. The people I know who work at home (the ones who quickly come to mind) are: accountants, financial planners, legal editors, medical insurance reconcilers...that sort of thing.

My thought is, who wants clients to come to their home?  Not I. I would have to clean up my house, and get dressed decently. :)

We have a small public office, and meet clients there by appointment, but I do a lot of work at home...early in the morning and into the evening if I want to.

I hear that one amendment to this ordinance would be to allow home offices/businesses, but only have to get a permit if there is a problem and a neighbor complains.

Stay tuned!

Sarah

I like to share insights about real estate, but we also like to write about life outside of real estate. We also love to read the wisdom and inspiration of others. Nashville TN is an exciting city with many types of restaurants, several colleges and universities, and many styles and prices of housing. We love living and working in Nashville, and invite you to email or phone us with questions about living in the area, or just to talk about your future plans. We have a diverse clientele; some are investors who want to buy more properties; some are investors who want to sell their portfolio; some are seniors who want to downsize; some are relocating executives who need a spacious home for entertaining and living comfortably. We have bank customers whose foreclosure & REO properties we list and sell. We never rush our clients to make a decision, as we work on your schedule, not ours. We can refer you to private lenders, mortgage lenders, and other vendors in the area. And, of course, we never accept a fee for referral to a vendor or lender. Even though vendors come highly recommended to us, or we have had personal experience with their work, you should always interview them and get other references and come to your own comfort level with them. Our work helps support Founding Family Charitable Foundation, a 501-C-3 nonprofit.
