Have you Had Success Sitting Desk Duty??

As I sit at the desk waiting for the phone to ring I started to wonder how many agents have had sPhoneuccess at desk duty.  I'm actually sitting here today since the agent on duty didn't show for his scheduled time.  And being Monday and a holiday I figured it wouldn't be a bad idea to sit up front and wait for the phone.  There were 5 voicemails as well so I returned those calls in the hopes that a lead would come of it.  So those of you that sit at the desk, have you been successful at getting clients?  In my 3 years of Real Estate I have converted one call to a sale.  It took almost a year for them to buy a home but it still was a sale. 

Have you ever had a walk-in?

Now our office sits on a major road so you would think that it would get more traffic than it does but in my time here I have yet to see a walk-in or have much success sitting and waiting for the phone. 

I would love to hear about any success that you have had.

I have had some success in the office, but this is due to the tourist town I sell RE in.  We get more walk in's than traditional offices.

It depends on your definition of success.

I have worked for a company that required it and now work for one that doesn't. When I was doing it I did sell quite a few houses, but discovered that there were many better uses of my time, so now I don't do it.

If you sell 3 houses in a year but have to sit for 800 hours waiting for the phone to ring is that a success? Or would 800 hours of prospecting produce more than 3 sales....you decide.

Hi Stacy - YES! My first 2 or 3 closed sales were from Desk Duty. I took all the desk time I could -- sometimes every day and it worked for me. I also DID engage 2 walk-in clients...One was an Investor who I showed several properties to, and I ended up firing him. The other was a woman crying and I listened for awhile. She never bought but has referred me to friends who have bought and sold with me.

OTOH, I have never successfully closed an Open House walk-in. Nope, never. Some folks are better at some things, some at others. Find what works best for you.

I've never done a minute of floor time in my career, so I wouldn't know the difference.  Using a common sense approach, why would someone go into a real estate office, when they can get the information online?

Now, I am a mortgage broker.  So, I have never ever sat a desk like what you are talking about, but I do have some ideas for you and this is what I would do.

You returned 5 voicemails in hopes to get a lead off of them.  Have you ever thought of sending them post card or a letter of introduction, buying their brain cells.  Wait, Dave you tell me all I have is there name and number.  Well, that is all you need to a google search for the number or name in your town or in the phone book. 

On the walk-ins, do not let them leave with getting them pre-app'd with a lender or at least an appointment scheduled with one.  Get all of the information, not only what they are looking for but why.  This is very personal and something that you can use in the future if they get upset in looking and not finding.

While your sitting on Floor Time, prospect in other ways, use the time to cold call, write letters, ect. Send out Post Cards, clean up files...If your doing other things and someone calls or walks in, thats a plus, if not you have kept yourself busy doing other things anyway.

I have NEVER experienced a walk-in while sitting at the desk. 

As for the calls, they were either 1)Trying to reach another agent that they were already working with, 2)Already working with another agent, 3) Calling the wrong number.  So no luck there.

NO!  Actually, I haven't taken enough floor duty to find out if it works or not!  However, when I first started in the biz 3 years ago, I took a long look at the top producers in my office (which I am one of now) and noticed that NONE of them does much floor duty, if any at ALL!  I guess it depends on your office, but in ours if you are a listing agent and want all of your call-in leads forwarded directly to your cell phone, you can do it and the duty agent doesn't get them!  So, if you list, you last!

I want to have a try, I'm working with qr code, and have to receive the calls from customers who want to buy our barcode contorls everyday, it's every busy, hope our company can get such a device for us.

never. not once in 3 years. I pay the sitter $50 everytime I sit duty so essentially I pay to work. 🤔 Still don't know why I do it.
