6 Easy Steps To Make Home Staging Reasonable To Sell Your Home At Top $!

1.  As you walk into each room, think of light and space.  Picture in your head what doesn't feel good and realize it's got to go.  Picture the room clutter free and beautiful.  If you are feeling closed in, there is probably too much in the room.  Even if it's nice stuff, it could detract.  Remember that the home-staging expert, Barb Schwarz, says that the way you live in a home and the way you sell a home are not the same thing.  You want to showcase each room to look picture-perfect and ready for pictures for a home magazine.  That's what you're actually doing!  You are preparing for a slide show that will be shown nationally online as well as worldwide!  Go to Janet's website at www.homesincedarcity.com and search the MLS to see the slide shows and get ideas as to how you want your home to look.

2.  In this market, some experts say to avoid expensive improvement.  However, painting and cleaning are a must both inside and out including closets and cupboards along with lawns and weeds.  Carpet and flooring must be clean and beautiful and look practically new. 

3.  Repair items now that need to be repaired.  If your home is in good repair when it's shown, your buyer will feel that you have taken good care of your home.  Your buyer will have an inspection and want the items fixed anyway. 

4.  Take 2 boxes and 1 large garbage bag into each room.  Place all those things you are going to throw away in the garbage bag.  Place all of the things you can give away in a box to take to a thrift shop or have a garage sale.  Place all of the things that you are not using that detract from the room but that you want to move with you in a box to store.   I have moved approximately 16 times.  I like to put a number on the boxes I'm moving with me and keep a master list of what is in each box by the number.  I store the boxes in order of numbers.  Since I'm packing stuff away before I actually move, I realize I may need something later and I want it to be easy to find.  Follow up appropriately to get the boxes and bags out of home.  When I moved here from Oregon, each of my children had a desk in their room for homework that was overcrowding the room.  I put those in storage also along with personal pictures and other excess items.

5.  Only the beautiful furniture will remain in each room after you are finished.  Remember #1.  Look to make sure there is no overcrowding of furniture or personal items.  You want light and space, so most of the items on counters, tables, shelves, dressers or desks have been removed.  Now comes the fun part.  Arrange a couple of attractive items on each countertop, table, shelf, desk or dresser.  Make sure the pictures remaining are beautiful and tasteful.  Take another look and make sure there is light and space in each room.  Enjoy your work and the tasteful decoration of each room.

Good advise...... it amazes me how often this gets overlooked.  Sellers need to check out HD TV once and a while!
