Here is episode 3 of our 4-part series about South Lake Tahoe home sales by neighborhood currently running on Real Estate Central at Lake Tahoe Television (Cable channel 12).

As of May 1, there have been 153 homes sold in South Lake Tahoe, CA this year. The top five neighborhoods with the greatest percentage of these 144 sales are: Sierra Tract, 10.5%% of all sales, North Upper Truckee with 9.2%, The Tahoe Keys with 8.5% of all sales, then Gardner Mountain and Montgomery Estates with 7.8% of total 2011 home sales each.

If we look back on 2010, the top five neighborhoods with the greatest percentage of 507 total sales last year: The Tahoe Keys had 10.7%, North Upper Truckee 10.1%, Bijou had 9.3% of all 2010 sales, and Al Tahoe had 7.9% followed by Sierra Tract with 7.7%.

Now here’s where we start to compare larger neighborhood results with those of smaller neighborhoods with less houses…
The top five neighborhoods with the greatest percentage of 2011 sales to date compared to the number of houses in each neighborhood are: Gardner Mountain, selling 2.1% of its homes, Sierra Tract with sales of 1.6% of its homes, Black Bart with 1.5% followed by The Tahoe Keys with 1.4%, and Pioneer Trail with 1.3% of its total number of homes sold.

In the same comparision for 2010, the top five neighbohoods were: Tahoe Paradise, The Tahoe Keys, Black Bart, Pioneer Trail and Tahoe Island Drive.
