One of my clients put in an offer in on a Dearborn Heights HUD home about 40 days ago. They wanted to save money and not pay for a home inspection. They wanted to wait for the city inspection. I told them they couldn't wait on the city inspection as they only had ten days to inspect the property. So if the city took longer to inspect the property they would not have a chance to back out of the deal.
I am glad they did not try to wait on the City of Dearborn Heights inspection. The listing agent thought the utilities were on, but they weren't all on. So the inspector couldn't do the inspection. So the inspection on the home did not get done.
So here we are 35 days after we signed the purchase agreement on the Dearborn Heights HUD homeand still not completed. Soif you are a Metro Detroit first time home buyers don't wait on the City inspection. Hire your own home inspector if you can.
