The use of technology in selling homes has allowed for faster home sales and often higher first offers. First and foremost, technology speeds up the process. It allows buyers to enter search criteria into a focused search engine that outlines their requirements. This brings the relevant homes for sale right to the buyers' computers. Once they have their criteria narrowed down they can then move forth with the selection process.

 

If a buyer wishes to see only 4 bedroom homes within a certain price range, the use of technology in selling homes means that they no longer have to take the time to flip through marketing papers or call a realtor and take a single tour at a time. This naturally helps the seller because there are more qualified and interested buyers taking up their showing times rather than randomized realtor based selections.

 

Technology also permits the use of virtual tours. While virtual tours can't give the buyer exactly the image they need, it is enough to rule out homes which are not even close to what they are looking for, which once again saves the showing times for the seller to focus on those who are truly interested. Virtual tours can provide adequate information about the home and its condition and help buyers determine if they want to see more.

 

This also allows buyers to move faster on homes they really want to see. With technology based ideas, the buyers can surf their selections at 2 in the morning and set up an appointment for 2 in the afternoon, streamlining the process to bring qualified buyers directly to the right homes. This means that fewer sellers are waiting around for buyers that haven't gotten around to their listing yet and are actively seeking homes to purchase.

 

The use of technology in selling homes also applies to creating more qualified buyers. Lending companies and online services for buyers help to increase approval rates and limits the time the buyer must wait for authorization to make an offer. Since sellers often have to wait for that first nibble in order to see progress being made, online ventures can be much easier for the seller to connect with the right, qualified buyers.

 

Naturally, the use of technology in selling homes will continue to grow and not only help bring long distance buyers to the right homes, but it will help the sellers move their homes in record speed. Without technology, the old fashioned method of flipping through print outs and reading descriptions would still be the main focus of potential buyers. Saving time saves money, and when you're selling a home sometimes both are critical.

Good Post.  I see that technology makes for a more knowledgeable buyer and our value proposition changes as we no longer "control" the data.  We need to create relevance by trust and service, not just information.  They can get that for themselves now.

I agree that Technology is very important in marketing and selling properties!  Great pictures are also key!
