For a few days now I have been anticipating doing a home inspection on a flipped property. Unfortunately Mr. Jay, of Mr. Jay's Neighborhood, was otherwise occupied and could not make it today.
I CAN TELL YOU HE WOULD HAVE HAD A BLAST ON THIS HOME INSPECTION!
One reason I was looking forward to it is that I had understood this particular flipper had pulled permits. There had not been a final inspection yet. He was waiting for me to look at the property so see what I came up with. To me, that's not a good sign. A builder confident in his work and competent at his craft should not need some schmuck home inspector's opinion of his work. But I digress...
One thing you want to see are things firmly attached to the wall. You never want to run across a sinking into the ground, fault interrupter.
And this poor little fellow was sinking fast.
Only there a couple of months, it is already disappearing behind the powder room splash block.
I'm afraid that in a couple of months, as that sinking continues, the first receptacle would completely disappear.
Then the second.
Finally the entire cover plate would be gone and this bathroom would be without a receptacle altogether.
Buried. Gone.
The blog post at that point would begin something like, "Dearly beloved, we are gathered here today to remember..." Well, you understand.
I am already getting teary eyed!
Well, at least we were able to get a photo of the little guy so we can remember him as he was in better days.
THIS IS A LESSON IN PLANNING AHEAD. The receptacle is too low anyway, but typical of many things found during the inspection.

My recommendation: when permits are pulled, they should be prominently displayed on a window and visible to all who enter the house. And beware the flipper who is waiting to see what others find before he calls the County to render the final inspections. There is nothing correct with this installation. And it is prominent!
IF WHAT I CAN SO PROMINENTLY SEE IS THIS SILLY, WHAT ABOUT WHAT I CAN'T SEE?! THAT IS THE BIGGER WORRY! REAL PEOPLE WILL BE LIVING IN THIS HOUSE!
