The latest numbers continue to demonstrate a stable foreclosure market for Warren County, although there is a SLIGHT upward trend over the most recent scheduled foreclosure groups.  Three additional weeks of homes scheduled for foreclosure since the last update, with no weeks above 32.  These numbers include a few smaller builders.  We consider it a good sign that this segment is maintaining a low portion of the market.

The chart details the number of scheduled sheriff's sales PLANNED by week for Warren County Ohio and represents a wide range of locations and price ranges throughout the county.  The numbers include builders and property rental owners being foreclosed, not just private individuals occupying the homes.  The data source is the Warren County Sheriff's website.

On May 18th, Cincinnati MLS currently lists 1716 homes for sale and not under contract in Warren County.  Of those 1716, ONLY 87 are government/bank owned (5.07%).  There are also a limited number of short sale opportunities, only 22 are MARKED Seller's Lender Approval required, although there are additional homes listed as short sale candidates in the marketing remarks.  The distressed home categories range in price from $8,000 all the way to $2.2 MILLION dollars!   Overall, well less than 7% of Warren County's homes for sale are clearly classified as distressed property.

Well BLiz, it may be good news to the community that they are lessening but not to the homeowners for sure...there are so many that the banks are holding back I'm finding when i talk to asset managers...i just wonder how they are going to deal with them effectively...at least here someone can pick up the pieces & start over...good info.

Ginny, We've wondered if there's restraint in the foreclosures by the bank, or we're just truly recovering in our area.  Hard to say.  Even of the numbers listed above, some catch their payments up and prevent the foreclosure.

The graph paints a clear picture.  Buyers need to know that foreclosures still present opportunities to get fantantic pricing on homes in certain areas.  The trick is knowing where to look and what to look for.  That's where a good Realtor® comes into play.

Charita, We're happy to see the trend lower than last year.  Still bad for those impacted.  Certain sections of our county are being more greatly impacted.
