Should You Rely On The Sellers' Pre Inspection?
While we don't have Jay Markanich down here in the Tampa Bay area to do our home inspections, we DO have some wonderful home inspectors! Having a home inspection done with ANY purchase is vital! Having a great home inspector do the work is also VITAL!
Buying a house without a home inspection is only asking for problems down the road as Pat tells us in her story. Just one more of the dozens of stories I hear all the time about people purchasing and NOT having their OWN home inspection done before getting that dream home!
When you are buying your Washington area home, should you rely on the seller' pre inspection?
You've found a perfect place. It' gorgeous. You love it. The price is right. And your agent (rightly) expects there will be a bunch of offers.
Oh No! Bidding War!
And it's the equivalent of buying a certified pre-owned Mercedes. The seller has a report from a licensed home inspector saying there are no problems - the house is perfect.
So as you are thinking about how to craft a winning offer in a competitive situation. Do you fore-go the home inspection?
NOT UNLESS JAY MARKANICH DID THE PRE-INSPECTION!
Some of my favorite clients bought a FSBO without me, and they relied on the seller's inspector's report. When they sold a few years later, the buyer's inspector came up with stuff that should have been, but was not, on the original report.
So if you were my client, I would advise you to get your own report. If you are in a competitive situation, you can always have the house pre-inspected by your own inspector, and if you are OK with what he finds, you can put in an offer without a home inspection contingency.
If you are not in a competitive situation, include a home inspection contingency, again, UNLESS JAY MARKANICH DID THE PRE -PRE-INSPECTION for the seller, hire him to do one for you!
