I had an investor buyer a few months ago who purchased a house using me as his buyer's agent. He purchased 2 or 3 others, through 2 or 3 other agents. I've realized that he's not committed to me, so I'm not committed to him. If I see a good deal, I have a few other loyal investors I will notify first. Only if they're not interested, might I call the other guy. I've actually tried to get him to commit to me, but he likes to "play the field" and call whoever is on the sign.
Well, what if a sign never goes up? There are some really hot properties hitting the market, where it goes into the MLS and has multiple offers before the sign goes up. The only way a potential buyer is going to find out about a hot property, is by working with an agent who is willing to make a mutual commitment.
Your agent should be able to show you any house on the market, even those listed by other agents. Your agent should be able to set up an automatic e-mail notification system with your specific criteria. In our MLS, I'm able to be very specific about criteria which will filter out properties my buyers would not like. I'm also able to set up a notification for a specific address, so if I have a buyer who has been watching a property, waiting for it to come on the market, the minute it hits the MLS, we'll know.
I actually listed a property earlier this year where we had multiple offers within a few hours of it going in the MLS, and a sign never went in the yard. We ended up having a total of 13 or 14 offers!!
As a buyer representative, I represent my buyer and look out for their best interests. I do a price analysis on any homes they're interested in to make sure they don't pay too much, I always suggest a home inspection for their protection and if a major flaw was discovered in the inspection and the buyer wanted to back out of the contract, I would support that decision.
I've become friends with a lot of my past clients and they've gone on to refer their family and friends to me. Just like you have a family Dentist or Doctor, Accountant or Lawyer, I want to be your family REALTOR®.
It's just silly for a buyer to use multiple agents. Why have 3 agents sending you the same listings? They will realize that you are not a loyal customer, and will be less interested in you. Instead of having 1 agent looking out for you, you will end up with none!!
Tracie, Some buyers just don't understand the value you provide..they work all day trying to find what you can hand them... Its hard to get them to see it.

As a loan originator sometimes I get a home buyer AFTER he has written the contract. It is rarely fun when that happens. I like to see a buyer get his own agent. I also like to see them use one agent. I tell them all the time - it only makes sense, that agent has seen everything you have seen so they are best able to advise you.
Thanks for the comments everyone! Mike Wong's blog the other day inspired me to think about the messages I'd like to share with consumers. Since Google crawls this site and my blogs will be found, I want to make sure I'm giving people an education with whatever I post. It's not their fault they don't know, so I'm telling them!
