I use a free site to make great ads for my listings. Postlets.com. Also I hear it is best to post early, really early or around 5 in the afternoon.
Wendell, I got very tired of the solicitations for leads, and services, both within the real estate industry, and outside the industry.
I've had success with Craig list and why not use it----it's free and easy. I have sold a listing off Craig list, met buyers, and use it to show my sellers one more way I market their home. I find buyers from out of state will peruse the Craig list for homes. Yup it stinks when those guys from India steal your listing and use it for their rental scam ad but just remove it and try again another time. Borrow a listing from another agent if you don't have any- I did at first. I post on Friday morning for sure before the weekend. Also remember to put your open houses on there- it brings traffic.
