Joplin has been a bit of an anomaly in the area. The Joplin are by and large has basically the same market righ now that's it's had for pretty much the entire 8 years that I've been in real estate. There is just over 7 months of inventory and we're steadily selling practically the same number of homes each month as are coming off the market so the Joplin market should continue to stay steady into the near future.
