Shame on you Albuquerque listing agents who promise your sellers that you are going to follow up after showings but then never do!

In addition to listing Albuquerque Homes for Sale, I work with a lot of Albuquerque and Rio Rancho homeAlbuquerque REMAX Finest Logo buyers. Since I already knew that most listing agents don't follow up the showings on their listings with calls to get feedback, I thought it would be an interesting to do a study and see the exact percentage of agents that followed up with me after about two week's worth of home showings.

Albuquerque Home sellers you will be shocked to hear this! Out of the 40 homes that I showed I only received 9 feedback requests. NINE! That's less than one out of four! (22.5% to be exact)

Now there can be some good reasons why a listing agent might not follow up with a phonecall like....like...WAIT A MINUTE there is NO GOOD REASON why an agent can't follow up with at least one attempt at a phone call!!!

Maybe you're selling a home and your listing agent told you the email feedback forms were superior and they'd be doing all the feedback by email?!? Ha, right! That's just called passing the buck, you didn't fall for that one did you? I've tried those surveys and they aren't worth diddly. Those surveys just ask super basic questions like:

  • Did they like the house?
  • Are they making an offer?
  • Will you please rate the exterior?
  • Will you please rate the interior?

 

Ok, maybe those questions aren't all that dumb, but gathering good feedback involves more than just asking questions. It involves listening! It involves problem solving! Can a 5 part questionnaire do either one of those things???

Gathering good feedback involves listening to what the agents who brought buyers into your home are saying. Are they saying their buyers loved the home but it's too early to move? Offer a close with a lease-back. Are they saying that the buyers have a home to sell? Do a short term real estate contract until they sell or accpet their offer subject to a right of first refusal. Don't have the closing costs yet? We can help with that!!!

There's just to much at stake not to have a conversation. That's where one person talks while one person listens, then you trade roles and do it again. Back and forth, back and forth. That's how you find out what the buyers really need. That's how you should be using your skills to sell Albuquerque Homes.

Hi Rich - first one of your posts I've had a chance to read - but I know I'll be back! You have really hit the nail on the head in describing the obligation of agents to work hard for our clients - and to be a problem-solver...what better opportunity when there has just been someone viewing the property?  Thanks for this!

I think this low percentage of follow-up from the listing agent demonstrates the fatigue from difficult markets from 2007, though I do not agree with this complacency in business... g
