Thank you Karen for blogging what I have been preaching (and teaching about too!)  It is incredible the lack of respect that has entered the marketplace.  We need to remind agents continually about how to show a home, and how to ensure their agents are (repetitively) taught this!

A few weeks ago I listed a custom, all brick rambler that is very competitively priced in a neighborhood of cookie cutter homes. My prediction that it would receive heavy traffic was absolutely "on the money".

Since the home is vacant I went over to it the first night (Friday) to check security.
  • Over half of the lights were on
  • The back door was open, not unlocked, but open.
On the second day (Saturday) Arthur checked the house late afternoon and found some agent's client threw a soiled diaper in the hall bath after changing her baby. Fortunately, she didn't try to flush it down.

On the third day (Sunday) we were on our way home from church when an agent called.

"Karen, I'm at your listing on &$#@ Street. The lock box is hanging open and the key is in the front door."


I know and so do you that some lazy agent unlocked the door so his/her client could come by later and gain access.

That was the straw that broke the proverbial camel's back.

Since we live about 10 minutes from the listing that wasn't a problem - Arthur opened the door and stayed outside until whoever he let in left. The good news is on the fourth day we let a young couple and their agent in and within two hours had a very workable offer that is now ratified

Why is this happening so frequently nowadays? Frankly, when the market started to heat up in 2000 - 2001 many, not all, people entered the real estate business for the quick buck. When the market stumbled and crashed many of them stayed on to list or buy short sales and foreclosures, then rehab and flip them for another quick buck.

Anyone who has been in the real estate business more than 10 years realizes there are way too many people among us now who have no right to be called REALTOR®.

In my nearly 4 years of AR blogging I have not wasted time writing posts ranting about other people's shortcomings. However, in our 35 years in the business neither Arthur nor I have seen such a blatant lack of concern in and respect for another person's property, The scenario above hit a very "raw" nerve on the subject of professionalism

That's why I don't use lock boxes.  Those agents should be held accountable.

Yes you have reason to be mad. Total lack of respect. It is not only agents who lack respect but a lot of potential clients have no respect for our profession.
