I am a patient person.  Does it look like I'm a patient person from the title of this post or does it look like I'm yelling?

I'm not yelling and actually I think I am a fairly patient person, although email and blogging etiquette would have you believe that I am yelling since I've used capital letters.

I'm trying hard to be patient while waiting for the yard in our new home to be graded and sodded.  This is all part and parcel of buying a newly built home.  When buyers are looking for homes and trying to decide whether to buy new or resale, it's important to weigh out all the different  issues.

When you buy resale you inherit the previous owner(s) landscaping, whether you like it or not.  Buying new, you have a clean (in my case muddy) slate to incorporate your own gardening ideas.  There are additional costs involved with the new build though.

Once our sod is down we have to fence the yard for the dog and build a deck to be able to sit outside and enjoy the warmer weather when it gets here.  I have sent two emails to our builder asking when they will come and clean up all the debris on our property.   83 Liebler

We've done our best to pick up the sharp pieces of aluminum, nails, broken bricks, insulation, etc, but I can't wait to have some soft green lawn to walk on.  I received a reply this week after resending my first email a month later.

"Sorry Jenny I didn't respond, as we were well off the start date for any
exterior work and following up with the graders at that time they were
unable to provide me with any dates.  They understand homeowners are
anxious to get the exterior work started but normally residential
grading, sod, etc. does not get started until the end of May / June.
Tarion allows the Builder 270 days of seasonable weather from the date
of possession to get the Seasonal Items completed.  The grading trucks
have not even started their seasonal grading to date.  They are hoping
to start this month (weather permitting).  As well, we have had a very
wet Spring.

The grading contractors work for several builders and XXXX is not
sure which sub-division they will start in as they will need to check
the soil conditions and check which lots (sub-divisions) have dried out,
etc.  Unfortunately, we don't really have an answer for you but exterior
work will be starting shortly as long as the weather holds.  If I hear
anything from site I will advise.  Thank you."

A pretty standard reply I guess, although I don't understand the part about the grading trucks having not started their seasonal grading.  My son is in the pool business and my neice's husband owns a drainage business and both have been working steady for a month with grading equipment.

So I patiently or not so patiently wait.  Like it or not, this is one of those things that is out of my control.

Can you say...runaround?

of possession to get the Seasonal Items completed."   In your country that is over 1 full grwoing season...maybe next spring?

I would think the builder would have any one who sells real estate at the top of the list.

Me?  I wouldn't wait and i would push all their debris onto the vacant lot next door. Or at least off to the edge.

Around here you can;t get occupancy without the lot being cleared and graded.

Jenny - the joys of buying a new home ..... the bits and pieces that did not get buried around your foundation in the back fill process ..... the lawn you mat not get till the fall ..... the muddy yard with no fence for the dog to frolic in ..... there is something to be said for buying the other guys landscaping.

Hi Jenny - Patience is a good virtue to have.  Remember to wait at least a year before you pave your driveway to allow it time to settle.

New homes and dealing with contractors is always a challenge.  They just don't seem to have the same sense of urgency that we do, especially if they're already received their money.

Jenny, I sort of know how you feel. My front yard is about to be dug up for the third time in a year by Hydro. You'd think they would have done the work last time. Money to burn I guess LOL.

Liz, I'm afraid I have to blame the weather just as much as the builder.  It just has to get dry and sty dry for them to get the equipment in.  Oh well June is coming.  It has to dry up right?

Hi Mike, sounds like they do things a little differently here.  I also heard in the U.S. you can hold back money until everything is completed.  Here when they get your money they forget about the after sales service.  Yes, some people have been dumping debris on the last couple of empty lots.  We have been dumping bricks at the front of the house near the road.  The town will be coming to put our sidewalk in soon and won't be happy with the bricks there though.
