Bruce - The reason why many get it wrong is because the meaning has changed over the years. The term "exclusive listing' meant something totally different when i got in the business 22 years ago than it does now. I still meet many consumers that don't understand our lingo because few of them know it has changed.

The funny thing is that a new agent coming out of licensing school is so quickly polluted by more tenured agents who do not know their butt from their elbow. New Jersey does not have continuing education requirements. I think there should be tougher testing and continuing ed. There are way too many agents out there period.
