Just Calling a Mortgage Loan Officer Is Not Enough When Looking For A Maryland Home
Margaret Rome had a call from folks (we will call them Mr. and Mrs. X) who were interested in seeing one of her listings. After a short conversation, she suggested that they call the Maryland Mortgage Mama (that's me) for a pre-approval.
Unfortunately these folks were not mortgage ready for a variety of reasons (including credit scores in the LOW 400's), and it would be at least a year and quite a bit of work before they would be ready. The X's and I had a very involved conversation explaining the things they would need to do before moving forward. I explained our follow up, including an email documenting our conversation.
A short time later, I let Margaret know where things stood. About 10 minutes after Margaret and I talked, the X's called Margaret to schedule the appointment to see the listing. They told her that they had talked to me. Margaret asked "And did she tell you that you could get a pre-qualification letter?" The answer, "No, but we still want to see the house." NEXT!!
Just calling a mortgage loan officer is not enough when searching for a Maryland home. Talking with a lender doesn't count! You need to be sure you have a pre-approval.
"What documentation do I need to get a pre-approval?"
Realtors don't want to see you get your hopes get dashed after finding the perfect home and then not qualifying for a loan. They don't want to waste your time or theirs!
