I have been a realtor - broker for over 10 years. I have sold way over 1000 homes. I have several ways that I get clients, but to me this is a proven way to get clients. This method does not take alot of time or money. Also when the clients call, there is little resistance and they are ready to sell. Many times I am their 2nd or 3rd agent which is very helpful too.
I suggest sending hand addressed postcards to expireds, withdrawns, cancelled listings, but most of all to homes nearly ready to go to foreclosure. You can get the addresses from the pre-foreclosure homes on foreclosureradar.com. Just send 20 a day and you will get many listings over a 6 month period. The homes will sell and the sellers usually have no resistance to the price, to the sale, to you. Most sellers in this situation are grateful for someone to help them.
